Kitchens and wet areas in a custom Queensland home

Waterproofing, ventilation and a kitchen that can open to the deck without becoming the hottest room in the house.

Kitchens and bathrooms are where Queensland custom homes spend their emotion and their defect claims. They are wet, hot, brightly lit, and asked to perform as social rooms. The Far North brief — stylish and functional — fails first at a kitchen that cannot vent, and at a bathroom that looks expensive on handover and smells by Easter.

This is a specification essay. Taste is your problem. Water is ours.

The kitchen as a climate object

Put the kitchen where it can open to the outdoor room without becoming a west-facing glass box. The cook should be able to pass plates to the deck under cover. Indoor-outdoor living.

Give it a pantry that swallows the ugly, because tropical life is bulk fruit, beach gear and a second fridge someone will buy anyway. Aisles that work with two people and a dog are more useful than a sculptural island that blocks the breeze. Open-plan and zoning.

Specify extraction that actually leaves the house. Recirculating theatre hoods in a humid climate are a performance. Windows that can open behind the cook help on the nine months you do not want the air-conditioning to carry the smell.

Benches: something that can take a lemon, a saucepan and a wet bag. Stone is a choice. So is a good compact laminate specified for the heat. Do not buy a finish you will police.

Wet areas: the membrane is the luxury

The hold point that matters is waterproofing. Be there. Photograph. Keep the certificate. If the tiler is “keen to start”, that is a reason to slow down, not speed up. Project management.

Falls to a real drain. Niches that are tiled as wet, not as afterthought holes. Glass that can be cleaned. Exhaust to outside, not into a hot roof. In a two-storey house, think about whose bedroom sits under whose shower.

Laundry belongs on the utility edge with a covered line or a dryer story that does not steam the living room in January. Queensland still dries clothes outside if you give people a way to do it in the wet season — a roofed court, not a prayer.

Mould, salt and the cheap tap

Hardware in a coastal house rusts if you let it. Specify for the environment. Bathroom heaters and fans that cannot be maintained will not be maintained.

Dark grout hides sins and shows salt. Light grout shows everything. There is no morally superior grout. There is a cleaning plan.

If the lot is flood-mapped, keep the expensive joinery above the line you have actually accepted. Flood. If the house is for ageing in place, the bathroom is the first room to get right: accessibility.

Cost without the ambush

Kitchens blow allowances because the photograph was never in the allowance. Set a finish story and a number, then stop adding tapware as a personality. The cost guide and the contract essays are the money pair.

A smaller kitchen that works in February is more custom than a large kitchen that the family abandons for the takeaway on the highway.

A brief for the first joinery meeting

Write: the kitchen serves the deck, the bathroom will be photographed at the membrane stage, the laundry is a room not a cupboard, and we will not invent a second island after the slab is poured.

Then cook a meal in a friend’s house that is the size you think you want. Bring a tape. Bring humility.

Appliances, heat and the second fridge

Tropical kitchens grow extra refrigeration the way Brisbane kitchens grow keep-cups. Plan the alcove, the power and the noise. A fridge on a western wall behind glass is a running cost.

Induction, gas and the outdoor barbecue are a household politics. Decide before the electrician leaves. In cyclone regions, gas bottles have a strap-and-location conversation.

Dishwashers in open-plan houses are acoustic objects. Specify a quieter one or accept that homework happens somewhere else.

Showers, guests and the sandy season

A beach house needs a rinse point that is not the good bathroom. A decent outdoor shower with a drain that council will accept is more custom than a feature tile. In hinterland houses the equivalent is a mud room that can take boots.

Guest bathrooms should exhaust and dry. A pretty ensuite with no sun and no fan is a science experiment.

The old timber-named designs sold kitchens as part of a whole house. Keep that instinct. A custom kitchen that ignores the climate is just a showroom that got lost.

Tiling, movement and the first summer

Queensland slabs and frames move. Large format tiles without movement joints are a fashion that cracks. Specify joints where the manufacturer and the room meet, not only where the tiler prefers a clean photo.

Benchtops in sun will fade and can shock a cold pot. Overhangs that people sit under need structure. An island that blocks the breeze needs a better reason than a television show.

Keep a box of spare tiles and a metre of the same stone. The wet season will choose a corner.

Ventilation that actually leaves the lot

Duct the rangehood out. Exhaust the bathroom out. Do not dump steam into a hot roof space and call it done. In a tight inner-city lot, the outlet still has to respect the neighbour. Draw it. Then stand in a friend’s house that smells like last night’s fish and decide whether you have specified enough.

Spare parts and the year-seven chip

Keep tiles, grout, a length of stone and the paint code in a labelled box. Queensland movement and sandy life will choose a corner. A custom wet area without spares becomes a mismatch. The box is part of handover, as much as the keys and the membrane certificate.

Be present for the membrane. Duct the steam out. Keep spare tiles. Put the kitchen on the deck’s edge, not in a west-facing glass box. Wet-area claims and tropical cooking smells are how stylish houses lose their manners. Specify the ugly hold points with the same care you specify the tap, because the tap will not save a bathroom that cannot dry after a Cairns Easter.

Frequently asked questions

Should the kitchen face west to catch the sunset?
Only if you also buy shade, glass that can take it, and a plan B for cooking in November. Many families prefer the sunset on the deck and a calmer kitchen.
Is a large island always worth it?
It is worth it if it is a workbench with storage and a clear aisle. It is not worth it if it blocks the breeze path or the door to the outdoor room.
Can I upgrade bathroom tiles after waterproofing?
Changing the substrate story after a membrane is in is how you buy a leak. Decide finishes before that hold point.
